Context

Thought to have been built as a veterans’ hospital, Summer Hill House is a grand institutional building of the near-Victorian era.  It stands in an imposing position in Birmingham’s Jewellery Quarter Conservation Area.

The property was purchased by Claremont Property Group, who intended a sympathetic change of use to residential apartments, maintaining the building’s aesthetics and appeal whilst maximising the use of internal and external space.

Our solution

To kickstart design optioneering and assist with the preparation of a planning application, we provided Claremont Property Group with a geolocated measured building survey, 3D model and 2D drawings.

To create geolocation points for the building, we used a high-definition 3D laser scanner to carry out an external topographical survey, supplemented by a drone flyover to reach inaccessible and unsafe high-level areas.

From the raw data generated on site, we created an LoD 300 Revit model of the building, alongside an LoD 100 model of the grounds and adjacent buildings to provide context. 2D plans, elevations and sections were then generated.

Outcomes

Despite the large sprawling footprint, sizeable gardens and changes in levels across the site, we carried out the survey, generated the models and produced all deliverables within just 4 weeks; a shorter timeframe than our competitors’ mobilisation period.

Our efficient approach allowed the design team to commence optioneering sooner, enabling them to base their design on highly accurate models, as opposed to a traditional measured building survey.

The job with ScanTech Digital began when we were looking for a company to carry out a measured survey on a recently purchased site.

The property has a large existing building, that’s irregular in shape and mass, both internally and externally. Also, the levels vary across the site, so we really needed a survey that captured all the detail in full, to enable an accurate design. We also needed the work turned around very quickly, bearing in mind that we were in the early stages on a national lockdown, we had a little confidence that this could happen.

We approached five different parties to quote. ScanTech Digital offered a competitive price for a point cloud survey which would result in a detailed set of 2D plans and a 3D revit model, they also promised a far quicker turnaround than any other party. We instructed Scantech without hesitation and were blown away by the results! The site survey was carried out within seven days of instruction, and the completed measured survey landed on our desks three weeks after. All of the other firms that quoted for jobs couldn’t even get to the site in four weeks, let alone deliver a completed survey. The resulting documents far exceeded everybody’s expectations, even our very meticulous architects were impressed!
